Everyone obsesses over tapware and tiles, but when you are investing in property, the real value is not in the stone bench top.

It’s in what sits behind the walls and on your spreadsheet.

Hello everyone, I’m Kate Hill and if you are ready to build real wealth through smart and no nonsense property decisions, you are in the right place.

So let’s get into it.

Today, we are looking at why investors are drawn to new build properties.

What’s it all about?

Okay, so let’s face it, new builds, they look sexy.

Fresh paint, brand new everything, zero renovation stress.

But while that is appealing, the real reason savvy investors are jumping into new build property is because they actually make financial sense.

Older homes often come with a hidden surprise, and maybe not the fun kind.

We are talking outdated wiring, maybe some cracked pipes, structural gremlins.

With a new build property, you are starting with a very beautiful clean slate.

That means fewer repairs, hopefully, no immediate maintenance, and a home that complies with the latest building codes plus builder warranties offer added peace of mind.

The rental market has shifted.

Tenants expect air con, dishwashers, open plan living, NBN ready setups, and they are willing to pay more for it.

New builds are simply better equipped for modern life, and that means faster leasing, longer tenancies, and potentially higher rental income.

I share lots of strategies and insights to help you grow long term property wealth.

So here’s the bit that many overlook, depreciation.

With a new build property you can claim significant deductions on both the building structure over forty years and on all those new brand new appliances and fittings on the inside, and that’s cash flow friendly investing 101.

When you build brand new, you are in control.

You choose the suburb, we choose to help you choose the builder, the floor plan, the color scheme.

You’re not settling for what has already been done, and that means you can tailor the asset to the strategy, to the local demographic, not the other way around.

Of course, not all new builds were created equal.

There can be oversupplied locations or dodgy developers.

They are all real risks, and that’s why the research matters.

So with the right team behind you, the numbers can work beautifully and without all the stress.

A smart investor looks beyond the splashy showroom.

They focus on things that drive long term growth, strong yields, and solid returns.

New builds done right tick a lot, if not all of those boxes.

Stone bench tops, of course, are very nice, but they will not build your portfolio.

Thank you so much for watching everybody.

If you are serious about building real wealth through smart, well researched property decisions, then please stick around.

There is a lot on this channel to support your journey, and I will see you in the next video.
