Right now it is smarter than you think when it’s done properly.
There’s a narrative out there at the moment by, clickbait headlines, by other agencies where established property, that is all they do, but the market conditions have changed.
It is that new builds are risky business.
Everything is risky, everything carries risk.
Here is the truth.
When it’s done properly, building your investment property can be actually less risky than buying an established property.
And why?
Because you control more of the variables.
With a new build, you choose the builder, you choose the location, the exact spot of land, you inspect every stage.
With established property, you’re guessing what’s behind the walls even if you’ve had a building inspection done, hoping that the previous owner didn’t cut any corners and you don’t know who that builder was necessarily.
So let’s be real, fear of building often comes from stories not stats.
Yes, some builders went bust in recent years but that is not the norm.
And in many cases it was poor planning, maybe speculative development, not fixed price house and land packages with reliable operators.
The reality is that today with construction costs stabilising, with builder screening processes in place, new builds are actually far more structured, regulated, and safe than a lot of people think.
