Every week, there is a new next big thing in property world.

Some booming suburb that’s already gone up thirty percent overnight, apparently.

The problem, by the time it hits the headlines, the real opportunity has usually passed.

Or perhaps it wasn’t even real to begin with.

If you are tired of chasing hot spots that turn out to be fizzes, then stick around with me.

Hello everyone.

I’m Kate Hill, and if you are ready to build real wealth through smart and no nonsense property decisions, you are absolutely in the right place.

So let’s talk about how to spot the trap, avoid the hot spot hype, and invest smart.

Why does hotspot hunting rarely work?

Everybody loves the idea of buying in the next suburb to boom but most hotspots are already priced in before the average buyer even gets wind of it.

True growth areas are not advertised with fireworks.

They are steady, quietly growing, and backed by solid fundamentals, not hype.

What the spruikers won’t tell you, you’ll hear lines like, this suburb is set to explode, or everyone’s moving here next.

But these predictions are often marketing spin.

Spruikers make money from selling, not from long term growth.

Signs that you’re being sold hype, not substance.

Vague stats with no sources, buzzwords like emerging hub with no infrastructure plans, guaranteed returns or growth promises, no data on vacancy rates, tenant demand or local jobs data.

The better way, focus on fundamentals.

Instead of trying to time the next boom, focus on locations with steady demand, infrastructure investment and job diversity.

These are the areas that grow over time and not overnight because they will also drop very drastically.

So what do you look for instead?

At Adviseable we assess population growth, infrastructure spending, rental demand, employment hubs, affordability ripple effects.

It may not be sexy, but it works.

Chasing the next hotspot sounds exciting until it’s not.

The best performing investments are chosen with care, with data, with long term thinking, and that’s what we do and that’s what works.

Thank you so much for watching everyone.
