The government’s housing reforms assume investors will simply redirect from established property into new builds, but that assumption misunderstands how investors actually think.
In this video, we break down why tax incentives are rarely the main driver of investment decisions.
Most investors focus on capital growth, scarcity, owner-occupier appeal, and proven demand, not just deductions.
We look at why established property has historically outperformed, why construction delays and oversupply risk make many investors wary of new builds, and why some may simply step back rather than redirect.

The Australian government’s housing reforms assume that investors will simply redirect from established property into new build properties because they all they’re concerned about is tax incentives.
But it really misunderstands how most investors actually think.
Hello everyone.
I’m Kate Hill, and if you’re ready to build real wealth through smart and no nonsense property decisions, you’re absolutely in the right place.
So today, let’s have a look at how property investors actually think.
Most investors are not making decisions based purely on tax deductions.
They focus on capital growth, scarcity, owner occupier appeal, resale depth, proven demand.
Tax incentives matter, sure, but they are rarely the primary reason people invest.
Historically, investors have overwhelmingly favoured established property because tightly held suburbs with strong owner occupier appeal have often delivered the strong and long term capital growth outcomes.
Many investors remain cautious around construction delays, builder insolvencies, valuation uncertainty, oversupply risk, holding cost blowouts.
So rather than redirecting into new builds, many investors may simply step back entirely.
The assumption that tax policy alone will fundamentally change investor behaviour is very simplistic.
Investors follow fundamentals first and not politics.
And unless new builds stack up from a risk and a growth perspective, many investors simply won’t participate.
Thank you so much for watching everyone.
If you’re serious about building real wealth through smart, well researched property decisions, then stick around.
